We have stayed at this Airbnb in the past and have made it into an annual family trip. This year was very different from prior years. <br/><br/>First off, people rent this place and pay a premium primarily for the location because it is on the river. Access used to be easy via a dock. They removed the dock completely. There was a huge drop from the property to the river and they left a bogus sign telling you that you cannot access the river from the house. Their suggestion was to go to the nearest public beach. They sited that it was due to water levels being low but other homes had their docks out. In our opinion, they didn't want to go through the effort of ensuring a safe dock (for example, the retaining wall was falling). We were surprised that they didn’t make this change clear and follow up with recurring guests. When I asked them about it, they said it was clarified in the Airbnb home description which was a coop out answer. You can tell they had a generic response ready to go given the number of complaints. If something materially changes about the property, they have an obligation to make it very clear to their guests. I also asked why I had to pay a premium given there is no longer beach access and they told me that they would look into it (of course no one followed up). The other thing we noticed was mold in the bathrooms.Their check in/out process was terrible. We got there 1⁄2 hr earlier and they didn’t let us in until 5 mins after 4 pm. On checkout day, a car showed up to monitor us right at 11 AM. They also had signs all throughout the property reminding us of the dos and don’ts. “Don’t get make up on the face towels”. “Don’t take the beach towels to the beach”. It felt like a prison.<br/><br/>Overall, this property is going downhill and it seems like they are looking for every way to nickel and dime you and maximize profits. Guest experience is not a priority. <br/>

Basically great. Issues for me: No Toaster (but a toaster oven that not everyone should use), Sheets on the bed (back bedroom) did not fit the mattress and no mattress protector.

What a great cabin on the Russian River. The property is spacious as is the cabin, house really. The patio is convenient and comfortable, the kitchen had everything we could ask for. It is such a lovely setting. It was clean, big TV and bluetooth speaker for music. We'll definately rent again, it worked perfectly for our family of8.

I brought my Sister here from the Bay Area. We arrived at night and the house was warm and lit with little lights and soft music playing , it was very magical We had a nice relaxing vacation together. This is not my first vacation rental. The property is private and quiet. The photos and description of the home are beautiful. The house was described as being recently remodeled which was quite misleading. The photos are far from current and it is obvious that home and furniture are not recent.The kitchen is huge and well stocked. There there are plenty of l widows to enjoy the views and expansive property however the windows could use a little cleaning. The beds we used were very comfortable and we felt very safe. It was winter and we were so looking forward to using the large brick fireplace, unfortunately it was non functional. Overall we had a very nice time. I personally feel though, that for the price the home could use a little attention.

Perfect 3 day vacation for myself, family and friends. Everything was at our fingertips for fun...hot tub, kayaks, games, beautiful setting, nearby tow and comfy accommodations. There is a bit of road noise but that was easy to overlook when having so much fun.

Reflections was even better than anticipated. The property is in a neighborhood but with fencing and foliage you feel like no one is around you! Great spot on the river between two dams in the summer!<br/>Wide with great depth off the dock and shallows across the river which was also quite and had mostly to ourselves for the week.<br/>The osprey were entertaining to watch <br/>House was spacious with nice bathrooms and a well stocked and clean kitchen. Fire pit and hot tub were a fantastic bonus!

This was my 3rd time staying at Reflections. This home has everything you need and is situated right on a very calm part of the river near the Vacation beach dam. The house is clean, the property is large, and the dock is wonderful for our entire family. The river is deep (maybe 7-10 feet) by the dock, but also shallow maybe 20 feet out from the dock so its good for kids of all ages. This is one of our favorite homes in the area and we will definitely come back again

The property is well maintained and the lot feels very secluded. Horse shoes and volleyball were big hits with our group. We stayed after the dam was removed so they had to remove the docks. It's a little tricky getting to the river without the docks. We still managed it and had a wonderful time. Highly recommend.

This was biannual ladies trip. The house was perfect! There were seven of us and we had plenty of room! The highlight was sitting on the patio enjoying the wildlife in the yard and of course the hot tub! We had a wonderful time. We wished we would have stayed one more day.

Went for a almost a week and even though it rained most of the time, had a great time. The house is clean and very open plan, bed was comfortable. Lots of windows and light. Great views. Saw some foxtails in the back yard, not good for the pup, so hope the owners know about them. Gated and fenced. Welcome treats. Thank you for a lovely stay.

Had a weekend getaway with my kids and grandkids. Really enjoyed getting out of the snow for a few days. We enjoyed the backyard most of the time which was big and beautiful! My only suggestions would be that they could use some new pots and pans and have some extra blankets available. The management company was extremely friendly and quick responding.

We stayed for four night and five days and it was wonderful. The house has a great open concept that made sharing family time together easy for all . The kitchen is well equipped and bedrooms were roomy with comfortable beds . But the yard was the star of the show was the back yard , it is big enough for the family to sit out back and enjoy each other’s company & the dog to run around safely . Beautiful view and made for relaxation. I would certainly bring my family again .

We had a great time. Very peaceful surroundings. With two 2 year olds in our family there was no need to worry about having enough room for them to get all that energy out, both inside and out. Evenings relaxing by the patio fire was awesome. The kitchen was perfect! Our mattress in the master bedroom was uncomfortable, maybe time for a new one. Overall great experience though

What a wonderful house with all the amenities and entertainment one could ask for a getaway on Russian River! We enjoyed kayaking on the river, hangin out in the hot tub, playing corn holes, horseshoes, and other games available at this house. The property was very clean when we arrived. The house is spacious and has a wonderful open kitchen, dining, and living apace. Being able to walk down to the dock and launched the kayaks (provide with the house) was fantastic. The only drawback was the car noise from route 116 across the river. We would still love to go back and visit for a longer stay next time.

From the moment we walked in we were thrilled with the place! The home was clean and had everything that we needed and plus some! We and our dog loved the large yard. We especially loved the large hot tub after kayaking on the river and the fact that there wasn't a lot of stairs to climb (which is common with most homes on RR). Very close to downtown which made last minute shopping runs easy. The kitchen was well stocked and with utensils, spices, cookware etc. We loved the games that were provided. Reflections deserves high praise for the relaxing vacation it provided our family. The home is conveniently located near Guerneville but tucked away in a verdant and very private tree lines lot, bordered on one side by the Russian River. The home is spacious and the furniture and beds, very comfortable. People who like to cook and grill will be pleased with the quality of appliances. The home was spotless when we arrived and we received a text from property management after our arrival asking if there was anything else we needed. And there wasn’t! We had considered several places on the Russian River, but all agreed the hammock riverside and the horseshoe pit clinched our decision! We’ll be back!

The house was absolutely beautiful and clean. Enjoyed the hot tube, fire pit and bbq grill. I just wished there was water in the river so we could access it from the property and use the canoes like shown in the picture. The cleaning fee was a little steep.

This is a beautiful home, on a large river-front property. We stayed in March, so no boat dock or watercraft, but we played horseshoes and board games, cooked in the fabulous kitchen, and thoroughly enjoyed the pristinely clean hot tub. I’d love to come back in the summer, but it’s already mostly booked! Also the management company was very accommodating when we needed to change our dates due to COVID vaccine appointments. Thanks for a great stay.

We had such an amazing time staying at reflections. The property was immaculate upon arrival. The room sizes were spacious yet cozy. The open floor plan was great for the adults to socialize while the children played in the living area. The outdoor area is large with plenty of separate areas to occupy. We are a group of 6 older women and this was the perfect place for our yearly girls trip! The home is beautiful and full of amenities. Close to town for those quick trips to the store or just to browse around. The hot tub was a daily event as the whether was cooler from the haze from the current fires in our state. there's a big grass area and a sense of open space that's different from other places I've stayed at the river. big hot tub. nice big kitchen. we loved the kayaks and the river access and the spot with the chairs/hammock halfway down toward the water where you can sit and watch the river. the house was very clean. we had a wonderful stay.

It was easy working with the property managers to book this vacation home. The house has everything you need for a comfortable stay and is very spacious. There is a giant front and back yard for outdoor games including horseshoes. The hot tub is very hot and incredible. We were there before the river dock was up for the summer but could still get into the water and swim easily. Overall it was a wonderful trip and we would definitely come back!

We had an extended stay at Reflections in Geurneville. The house was fantastic and it was a pleasure being on such a large property abutting the river. The folks at Dillon Beach Property could not have been more helpful or pleasant. Kitchen was extremely well equipped, living area was sunny and spacious, 3 bedrooms were all a nice size and the big hot tub was a huge plus!The neighborhood is quite and good for strolling--just a short drive from town.

This is a well appointed home that's very open and comfortable for a family or group. The kitchen is fantastic, the property is large enough to feel a little more remote even though you're in a community setting. The back yard is large with private access to the river. What a perfect place to spend a week with our family for the holidays! 3 couples and a puppy. Giant living room to spread out in. Spacious, fully equipped kitchen to gather and prepare meals in. Green meadow and river backyard for puppy to frolic in. Hot tub ready for post ride, hike, adventure reflections. We didnt even get to the bbq and horseshoe pit. Well have to come back for those. House spread out so guests can gather or have privacy. Great neighborhood for walks. Easy bike ride or short drive to Guerneville for groceries and cool shops. Ideal hub for Sonoma explorations. We rode bikes, hiked, foraged for mushrooms, visited breweries and bakeries, and returned to our home away from home. Management secured packages that arrived before us, delivered wine glasses, and even returned items we forgot to take with us. Reflections was perfect.

We had a great stay at this beautiful home with fabulous backyard fronting on the river. It was great to be able to run straight down to the kayaks for early morning adventures! Only problem was that one of the stove burners wasn't working and when I emailed the manager to tell them, I never heard back.

This is a beautiful house located in a perfect location. I hosted a weekend getaway for my family (mom, dad, brother, sister-in-law, their two kids, and my partner) and they all LOVED the house, it's surrounding yard, and ease of access to the Russian River. The owners did a wonderful job furnishing and updating the house to provide comfort and ease of use. We cooked the entire weekend for our large party and everything we needed (from pots, to utensils, to serve ware) was available. The river was a dream to kayak down with the canoes provided by the rental. We found ourselves spending every evening relaxing by the water and taking turns paddling around the calm waters under the warm sunset. I would come back here in a heartbeat and hope to have an opportunity to rent again for future family escapes. If you love a comfortable and well-maintained home, a HUGE yard (with apple trees) to let your dogs and children run around in, and easy access to the beautiful Russian River... look no further. This is the place for you.

Reflections was even more amazing than the pictures. I traveled there with my boyfriend and three children. We all had a great time. The house has it's own beautiful little meadow where the deer would come and eat breakfast every morning. Below that is a private small beach area with it's own dock and kayaks. The house was beautifully remodeled. It felt modern and new, but also very comfortable. We enjoyed sitting in the hot tub every evening and enjoying the sounds of nature. Small maintenance issues that arose where taken care of by the property management quickly. The location is amazing! We rode horses on the beach, explored tide pools, zip lined, hiked among the redwoods, went on a safari ride (Safari West), and also took a small airplane tour, all less than 30 minutes away. We all hope to return to this amazing property soon!
